Regardless of the size of your project, we guarantee a quality, friendly and professional service. We pride ourselves on offering affordable and prompt delivery of drawings and documentation and are confident in our ability to transform your project aspirations into realistic outcomes.

Depending on the type of project you have in mind, Alan Brind Design & CAD Drafting will consult with you to gain an understanding of the project details. Based on the preliminary meeting, a Contract of Engagement shall be prepared which will clearly outline the scope of all work. This includes the cost of each service to be provided and the length of time required.

Our services may consist of any of the following:

  1. Site Visit and Client Consultation Meetings:

    In order to prepare the working drawings for your project, we need to visit the site to measure, photograph and take notes on the existing house or site conditions. This also provides an opportunity to discuss your proposed ideas and designs whilst assessing any site restrictions or existing house options.

    This meeting and site visit will enable us to provide a project brief from which we can quote our services for your particular job.

  2. Design Building Application Drawings (preliminary and working drawings):

    • Preliminary Drawings - Stage 1

      Once the project brief and contract has been accepted, Stage 1 drawings will be produced to give you an idea of what your proposed project will look like. Depending on your particular project, these may consist of some or all of the following:

      • Site plan
      • Existing house plans (showing demolition)
      • Proposed new house plan (with all notes and dimensions)
      • Elevation drawings (showing all four elevations and notes)

      At this point, there is an opportunity to make alterations to the preliminary drawings to ensure we have interpreted your wishes correctly. It is important that you are happy with the plans before proceeding to workings drawings, as changes are easier to manage at this point in the project.

      A copy of the Stage 1 drawings will be sent to you, and once approved we will continue to the final working drawings.

    • Working Drawings - Stage 2

      Following the preliminary stage, a complete set of design Building Application drawings will be created with all necessary design documentation required for Building Application approval (not including engineering drawings). Depending on your particular project, these may consist of some or all of the following:

      • Site plan
      • Slab setout plan (with all notes and dimensions)
      • Existing house plans (showing demolition)
      • Proposed or new floor plans (with all notes and dimensions)
      • Framing, bracing and tie-down design plans
      • Elevation drawings (showing all four elevations and notes)
      • Sections
      • Electrical plans

      Upon completion of the project, you will receive a full set of A3 printed plans and also an electronic version of your drawings in Adobe PDF format.

  3. Design Input and Professional Advice:

    You may come to us with a complete design for your project or a rough outline of what you have in mind. We can advise you on functional, practical solutions to meet your requirements and also ensure an energy efficient design.

  4. Energy Assessments:

    Assessments can be made during the planning stages of your project to help create a more energy efficient design. Energy assessments can also be provided for houses which have not been designed or documented by Alan Brind Design & CAD Drafting.

    Our Energy Rating Certificates and assessments are all developed to comply with the BCA requirements. In Queensland, all new houses and extensions requiring building approval must meet a 6 star rating. Using BERS software, we are able to analyse the thermal performance of your house and assist you in gaining the minimum compliance or a higher star rating.
